OSB DESIGN PROCESS
PART 1: SPATIAL DESIGN
During our initial consultation we will begin to discuss your personal project brief requirements with you to ascertain your overall aims and desires. During this stage we will review key items such as budget, timeframes, aspirations, and next steps.
A successful & collaborative design journey together begins with a clear & comprehensive design brief. Once your initial thoughts and relevant project information are established then we can begin creating your Happy.

A measured survey will be arranged & completed to form an accurate base for future design work. Occasionally additional surveys such as CCTV drainage surveys or Arboricultural surveys may be required and we will advice & arrange accordingly.

BRIEF AND SURVEY
SKETCH DESIGN
Following completion of the existing drawings we begin working up your initial feasibility design proposals; looking at concept sketch options for further discussion & design development. Typically we present you with one or two ideas in both plan and 3D format to help visualise the space.
We arrange a face to face feasibility meeting to explain our thought processes & rationale behind key design decisions, and discuss your preferred design solution. Design tweaks, following your feedback, are included in our fee to ensure we reach a design that you’re truly Happy. with.

PLANNING

Following the sketch design stage, we finalise your full drawing package, including existing & proposed plans & elevations alongside proposed 3D visualisations for the majority of projects to ensure all aspects can be clearly understood, before issuing to you for your final approval.
Once received we will submit your project to your Local Authority on your behalf which would either take the form of a Planning Application, or if the design proposals comply with ‘permitted development’ rules, then we would advice the submission of a certificate of lawfulness as confirmation before commencing development on site.
This then officially concludes our Part 1 Spatial Design services, which is typically followed by the swift commencement of our Part 2 Technical Design services.
